Orihuela Costa is the coastal stretch of the municipality of Orihuela, made up of low-density urbanisations of villas and townhouses with a very high proportion of second homes owned by non-resident owners. It's the area where remote monitoring matters most: most of our clients here are not in Spain while the work is underway.
What is Orihuela Costa
Administratively, Orihuela Costa isn't its own municipality: it's the coastline of the municipality of Orihuela, whose town centre is about 35 km inland. Locally, it's split into a "beach" zone and a "golf" zone depending on position relative to the N-332, the road that runs the length of the coast from north to south: to the east lies the coastal strip with the seafront urbanisations, to the west the inland area organised around the golf courses.
That golf half is bigger than it looks from the outside: between the area's three 18-hole courses — Villamartín, Las Ramblas and Campoamor — they cover close to 1,700,000 m² combined. On the coast, Orihuela Costa also has two marinas of its own, in Campoamor and in Cabo Roig, something not every stretch of the Vega Baja coastline can say.
Where the paperwork gets done
All of Orihuela Costa's planning paperwork is handled at Orihuela's decentralised municipal office on the N-332, in Playa Flamenca, not in Orihuela town. It's a detail that saves real time on any project: declaraciones responsables (a simplified notification-based permit), licencias urbanísticas (a full building permit requiring a technical project) and Declaraciones Responsables de Segunda Ocupación (Second Occupation declarations) are all resolved without having to travel inland.
