The six questions that hold back the decision
Who opens the door and holds the keys? How is access controlled?
Usually whoever you designate: a neighbour, the administrador de fincas (property manager), or a set of keys handled under a protocol we agree with you in writing before work starts. It's defined in the quote, not improvised on day one.
How do I pay from abroad?
By SEPA bank transfer, with an invoice and the corresponding IVA (Spanish VAT). We never work with cash, on site or remotely.
Do I need a NIE or a Spanish bank account to hire the work?
No, it isn't mandatory. The quote and contract can be signed as a non-resident and paid from your account abroad by SEPA transfer. A NIE (foreigner ID number) may be needed for a specific step depending on the amount; we'll tell you if that applies to your case.
Who signs the permit if I'm not there? Do I need a power of attorney?
You can grant us a power of attorney (poder notarial), which can also be signed at your local Spanish consulate or a notary in your own country and then apostilled, so we can file the declaración responsable or licencia de obra (building permit) on your behalf. It's the standard route for non-resident clients.
What happens if something unexpected comes up and I'm not there to decide?
We tell you immediately by WhatsApp or video call, with photos and the exact cost before doing anything. Nothing gets carried out or invoiced without your explicit approval, even if that means pausing that item until you can decide.
Do I need permission from the community of owners? Who handles it?
It depends on the scope: work on the façade, structure or shared areas needs approval from the comunidad de propietarios (owners' association); an interior renovation usually doesn't. When it's needed, we prepare the technical documentation for the meeting and coordinate with the administrador de fincas.
