The liveliest spot on the coast
La Zenia is a historic urbanisation situated between Playa Flamenca to the north and Cabo Roig to the south. It's home to the largest shopping centre in the whole of Orihuela Costa, which makes it the busiest spot in the area with the most services: shops, restaurants and leisure sit alongside residential properties practically door to door.
Who lives in La Zenia
There's a strong British and northern European presence, with detached villas sitting alongside more recently built blocks. It's an area where the residential and holiday profiles mix more naturally than in other, more self-contained urbanisations on the coast.
What we see most often in La Zenia's properties
In La Zenia, older housing stock sits alongside developments from the 2000s, which leads to fairly different defects depending on the building. Damp is common in garages and basements, especially in older constructions with less foundation insulation. But the feature that most sets this area apart is its 1990s-built private villa pools: shells that have already outlived the service life of their mosaic tiling and filtration systems, and which start losing water through joints and microcracks before it's visible to the naked eye.
Permits in La Zenia
La Zenia belongs to Orihuela, so the paperwork is handled at the municipal office for the coast, on the N-332, in Playa Flamenca. Repairing or renewing the mosaic tiling of an existing pool without changing its shape or volume normally falls under the declaración responsable (a simplified notification-based permit). If the work extends the pool shell, changes its location on the plot, or affects the property's structure, a licencia urbanística (a full building permit requiring a technical project) is needed, and we file this before starting the work.

Common questions in La Zenia
My pool is from the 90s and losing water — repair or rebuild?
It depends on whether the leak is in the shell or in the installations. We determine this with an inspection: sometimes repairing joints and renewing the mosaic tiling is enough, other times it's worth rebuilding the whole shell if the 90s structure is already badly deteriorated.
How much does it cost to replace the mosaic tiling?
It depends on the surface area of the shell, the condition of the substrate and the finish chosen. We give you a fixed quote after visiting the pool, with no surprises halfway through the work.
Do I need a permit to renovate an existing pool?
For repairs and re-tiling without changing the shape or volume of the shell, a declaración responsable is normally enough. If you extend it or change its location, a licencia urbanística is needed.
Can you coordinate the work with the community?
Yes, we speak directly with the property management company and, if the pool is communal, with the owners' association, to fit the work into the calendar that causes the least disruption.
