Villamartín is made up of Villacosta, Eagles Nest, Montegolf, Las Filipinas, El Presidente, Los Valencias, El Galán and Blue Lagoon, laid out around the central square and the golf complex that gives the urbanisation its name. It's one of the longest-established urbanisations in Orihuela Costa: it began as a luxury development in the 1970s and has held onto international recognition among the coast's English-speaking community ever since. That age, combined with the size of many of its communities, means that building management — rather than standalone single-family homes — is the type of work we see most here.

Most owners are English-speaking or from northern Europe, and unlike other areas more geared towards holiday rentals, Villamartín has a high proportion of permanent residents. Building permits in Villamartín

Villamartín administratively belongs to Orihuela, but the paperwork isn't handled in Orihuela town, 35 km inland: the municipal office for the coast is on the N-332, in Playa Flamenca, and that's where permits and declarations for the whole of Orihuela Costa are managed. For work that doesn't touch structure, façade or volume — kitchen, bathroom, installations, interior painting — a declaración responsable (a simplified notification-based permit) is enough. When the work affects the façade, roof or structure, as in many community refurbishments, a licencia urbanística (a full building permit requiring a technical project) is needed. If you buy a property with old, unregularised extensions, Orihuela processes this as a Declaración Responsable de Segunda Ocupación (Second Occupation declaration). We handle it ourselves as part of the project.
