Typical timelines
A 90–110 m² flat is usually completed in 2 to 3 months. A villa over 180 m² takes between 3 and 5 months, depending on the scope of the re-layout and the permits required.

What people ask us most about this service
Do I need a permit for a full renovation?
Yes, almost always. If structural elements are affected or the whole property is redistributed, a responsible declaration or a major works permit is required, depending on the council. We handle this as part of the project.
Can I live in the house during the work?
We don't recommend it for a full renovation: water and electricity are cut off in phases and there's constant dust. For partial renovations, it is possible to keep living in the rest of the property.
What VAT applies to a full renovation?
10% if the property is more than two years old, the client is a private individual or a community, and the materials supplied don't exceed 40% of the taxable base; if that limit is exceeded, the whole invoice is charged at 21%. We detail this in the quote.
Who removes the rubble?
We do, included in the fixed quote, with an authorised waste management company.
What guarantee does the work have?
A written guarantee on the execution, on top of whatever legal guarantee applies to each element installed.
How do you report progress if I'm not in Spain?
A weekly photo report by WhatsApp or email, with the option of a video call at key milestones of the project.
Can the fixed price go up halfway through the work?
Only if you request changes to what was quoted. What's signed doesn't change due to material or labour costs.
