The building stock: from the salt lagoons to the urbanisations

Torrevieja began expanding in the mid-1960s and accelerated from the mid-1980s, growing out from a much older salt-industry town tied to the La Mata and Torrevieja lagoons. The result is a municipality with two very different fabrics: a compact centre of apartment blocks from several different decades — where the façades awaiting refurbishment, the ITE inspections and the ageing installations are concentrated — and a ring of low-density urbanisations dominated by houses: 1980s-90s terraced homes and bungalows with closed layouts that now feel too small for how people live.

From the centre to the coast: what each area asks for

In the centre and along the Paseo Marítimo the typical job is the flat: kitchen and bathroom refurbishments between tenants, utilities renewal and communal works coordinated with the property manager. In La Siesta, El Chaparral, Torreblanca and Aguas Nuevas — the 1980s-90s housing fabric — the star job is redistribution: opening the kitchen to the living room knowing which wall is load-bearing, the same work we detail on the Los Balcones page. And to the north, in La Mata, proximity to the lagoons nature park adds the factor almost nobody addresses: ambient humidity and salt air that degrade carpentry, exterior paint and installations faster than inland.
