Renovating your rental property off-season
If your flat or villa in Torrevieja or Orihuela Costa is let out in high season, the works have one more enemy besides budget: the calendar. A renovation that runs late into June costs bookings, not just money. This guide explains how to plan it so it's ready before the season starts.
The calendar rules: when to start
The coast's low season — October to March, with a quieter pickup in spring — is the natural window to renovate a holiday rental without giving up income. A full renovation, running several weeks or months, needs to start with enough margin to be finished and photographed before Easter; leaving it until February or March gambles against the kind of unforeseen delays that can crop up in any renovation. The first thing we discuss at the technical visit is your rental calendar, not just the budget.
What to renovate between tenants without losing bookings
Not every improvement needs a full renovation. A kitchen or bathroom refresh — the two rooms that add the most value to a holiday rental and show up fastest in reviews — is completed in 2 to 4 weeks, fitting neatly into the gap between one season's tenant leaving and the next arriving. General repainting, appliance replacement, or refreshing the terrace furniture are even quicker jobs. A complete full renovation does need the longer low-season window described above.
Remote coordination if you don't live in Spain
Most of our holiday-rental clients don't live in Spain year-round. We run the project with regular reports and photos so you can follow progress without being present, and hand over the keys ready for the next booking. The full detail of how we work with owners remotely is on renovating from abroad.
FAQ
What rental property owners ask
When should I plan the renovation to avoid losing rental season?
For a full renovation, the ideal is to start in low season — October to March — with enough margin to finish before Easter. The closer the start date gets to high season, the greater the risk that an unforeseen delay affects the first bookings.
How long does a kitchen or bathroom refresh take between tenants?
Between 2 and 4 weeks, with the handover date fixed in the signed work schedule. It's the job that fits best into the short windows between seasons.
Can I keep renting while part of the work is done?
It depends on scope: a full renovation requires an empty property, but partial jobs — kitchen, bathroom, terrace — can be scheduled in the gap between one booking and the next without affecting the rental calendar.
Do you coordinate the work if I'm not in Spain?
Yes, it's common in our work on the coast: we run the project with regular reports and photos so you can follow progress remotely. Full detail is on our renovating from abroad page.
Which renovations add the most value to a holiday rental?
Kitchen and bathroom are the two that show up fastest in reviews and complete quickest — 2 to 4 weeks each. They're the best ratio between investment and guest-perceived improvement.
How much does it cost to refresh a rental property?
It depends on scope: from a kitchen or bathroom refresh (within the €3,500-15,000 and €6,500-22,000 ranges respectively) to a complete full renovation (€450-1,200/m², depending on quality). The fixed quote comes from the technical visit.
Estimated 2026 prices, not binding. The final price comes from the free technical site visit and depends on quality specification, access to the property and starting condition.
