Works and licences: what we handle

Two separate procedures coexist in a commercial unit, and it pays not to mix them up: the activity or opening licence, tied to the business you will run, and the permit for the building works themselves. We handle the works side: a declaración responsable (simplified notification-based permit) when the renovation doesn't touch structure or façade, or a full building licence with a technical project when it does — for instance when altering the shopfront. And we coordinate the execution with the technician handling your activity licence, so the works are delivered exactly as that project requires. In Torrevieja it's filed at the town hall; for Orihuela Costa premises, at the municipal office on the N-332 in Playa Flamenca.

Built to minimise closing time

If the business is already trading, we plan the works so it stops as little as possible: phased execution, the most disruptive jobs concentrated in closing periods, and a signed schedule with a handover date — the same fixed itemised quote mechanics we apply to homes, described in how we work. On the coast the calendar matters double: many openings hinge on the season, and a fit-out delivered late in June is worth half. The technical visit is free: we inspect the unit and the planned activity and give you the quote and timeline in writing.

How much does it cost to renovate commercial premises?

More than any other job, it depends on the starting point (a bare shell or a previous fit-out) and the activity: a shop is not a restaurant with extraction and full installations. That's why we don't publish a generic range: the quote is fixed item by item after the free technical visit.

Do I need a building permit or an activity licence?

They are separate procedures and you'll normally need both: the activity or opening licence is tied to the business, and the works carry their own permit — a declaración responsable if they don't touch structure or façade, or a full building licence with a technical project if they do. Can you renovate without closing the business?

How soon will the premises be ready?

The timeline depends on scope and is fixed in writing in the signed work schedule, with the handover date in the contract. If your opening hinges on the season, we say so plainly at the technical visit: what's achievable and what isn't.

Can you work with my architect or the activity technician?

Yes, it's the norm in commercial units: we execute your technician's or architect's project and coordinate the works with them throughout, with a single point of contact on our side.
