Why the solarium is the weak point of the house
In 1970s-90s properties — common in central Torrevieja and in townhouses across urbanisations like Los Balcones or Villamartín — the solarium usually still has its original waterproofing, built for a service life that's already run out. The combination of near-year-round direct sun and the occasional torrential downpour cracks the coating faster than in milder climates, and a solarium leak ends up staining the ceiling of the flat below. The clearest sign it's time to act: damp or staining on the ceiling directly below the solarium after heavy rain.
Permit for a pergola or waterproofing
Waterproofing a solarium doesn't change built volume or floor area, so it normally needs no more than a notification to the town hall. A pergola, being a new structure, usually does need a declaración responsable (simplified notification-based permit) — and if it's fully or partially enclosed with glazing to turn it into an extra room, the permit needed becomes that of an extension.
